Tile, grid, trim, suspension and every edge condition — because on a ceiling package the perimeter is where the labour lives, not the field. A room with twice the perimeter and the same area is a different job, and the workbook shows it that way.

How we measure
acoustic ceilings
Everything comes off the reflected ceiling plans, tied to the ceiling type legend and checked against the sections for height. Field area is the easy part — what we spend the time on is the perimeter, the height changes and the interfaces, which is where a ceiling package is won or lost.
The reflected ceiling plan is the drawing that matters
Ceiling types come off the legend with tile size, edge detail, grid profile and acoustic ratings recorded for each. Areas are then measured room by room against that list, with the ceiling height noted, so a 2700 mm ceiling and a 4000 mm ceiling of identical area never share a line.
Edge conditions are counted by condition, not by room
Wall angle against gypsum, shadow moulding at a feature edge, trim at a bulkhead and trim at a glazing head are four different details and four different rates. We measure each run by the condition it meets, which is why the perimeter often has more lines than the field does.
Grid is measured as grid, not derived from area
Main tee and cross tee quantities depend on the module and the direction the grid runs, and a room's shape changes both. We take the grid off the layout rather than multiplying area by a rule of thumb, and mains, crosses and trim are reported separately.
Hangers follow the height, and long drops get flagged
Hanger counts come from the grid layout and the structure above. Where the deck is high — open ceilings, atriums, back-of-house over exposed structure — the drops are long enough to change the install rate, and those areas are separated so you can price them honestly.
The bulkhead line is named, not assumed
Where a ceiling dies into a drywall bulkhead, the framing can fall to either trade depending on the spec. We quantify the interface in lineal feet and name which division the spec puts it in — the same condition we flag from the other side on drywall takeoffs.
Bracing is read out of the details, not guessed
Ceiling bracing and compression strut requirements come from the ceiling details and the structural notes. They're quantified as counts against the areas they apply to, rather than carried as a lump allowance you can't defend in a scope meeting.
Typical floors are measured once and extended, visibly
A typical floor is measured in full and extended across the levels it applies to. The workbook shows which levels were measured and which were extended, and any level that differs is measured on its own. You can audit the multiplier.
Metric or imperial, whichever you bid in
Commercial and institutional sets in Canada are commonly metric; residential work is often imperial. The workbook arrives in the units you price with, or both columns, with the ceiling type codes carried through exactly as the legend writes them.
Scope gaps we flag

The six that cost ceiling subs money most often. Each one lands on the assumptions and exclusions page with the sheet it came from, so you can qualify it in your bid instead of meeting it in a change order.
Who frames the bulkhead the ceiling dies into
It reads as one continuous surface on the RCP and it is two trades on site. Depending on how the spec is written, the bulkhead framing is yours or the drywall sub's. Both of you assuming the other has it is the single most common gap on an interiors job.
Trim priced off room perimeter
Perimeter length and trim length aren't the same number. Columns, returns, bulkhead faces, soffits and glazing heads all add edge that a room outline doesn't show. On a plan with lots of small rooms, that difference is most of the labour.
Bracing carried as an allowance
Bracing and compression struts are detailed requirements with real counts attached. Carried as a lump-sum allowance they're either padding you didn't need or a shortfall you can't recover, and neither reads well in a scope review.
Long drops averaged into the field rate
A ceiling hung two metres below a high deck installs nothing like one tight to the structure. Averaged in with the standard field area, the extra suspension, the access and the time all vanish from your number.
Attic stock buried in the specification
Extra tile percentages sit in the Division 09 spec, not on any drawing. It's real material, ordered at the start and delivered at the end, and it's easy to leave out of a bid built only from the plans.
Rated ceilings counted as standard ACT
A fire-rated ceiling membrane carries different tile, different clips and hold-down requirements, and different inspection. Same square footage on the RCP, different assembly — so it gets its own line with the rating attached.
