How we measure
wood framing

Wall types come off the legend, and the structural set is read alongside the architectural — the shear walls, hold-downs and hardware that decide a framing bid are never on the architectural drawings.

WALL TYPE

Separated by function, not just by line

Exterior, interior, party and shear walls carry different studs, sheathing and acoustic or fire requirements. Measured separately by floor, so your rates apply to walls that build the same way.

S-SHEETS

Shear walls and hardware come from the structural set

Shear wall marks, nailing schedules, hold-downs and straps are structural items. Tier 1 identifies and locates them; Tier 2 quantifies them by mark, floor by floor.

SLOPE

Roof sheathing measured on the slope

Taken on the sloped surface using the pitch from the roof plan and sections, not the plan footprint. On a steep roof that difference is a material order you don't want wrong.

REPETITION

Typical floors extended visibly

A typical floor is measured in full and extended, with the workbook showing which levels were measured and which extended. Six-storey wood-frame is common in Metro Vancouver, and that repetition is where the efficiency is.

Hold-downs and straps priced as an allowance

Hardware is scheduled structurally by mark and floor. On a six-storey building the counts are large and the unit costs are not small — a lump allowance is either padding or a shortfall.

DIVISION LINE

Exterior sheathing that may not be yours

Sheathing sits with the framer, the drywall sub or the envelope trade depending on the spec. We name the division so it isn't excluded three times — the same question we flag on drywall and envelope takeoffs.

SECTIONS

Plate heights assumed from a typical detail

Ground floors, amenity space and transfer levels routinely differ from the typical floor above. Assumed off one detail, every wall on those levels is the wrong height.

DETAILS

Blocking and backing left to the field

Firestopping, strapping and backing are detail and schedule items that never appear in plan. On a repetitive residential floor plate they add up fast, and they're labour as much as material.

How much does a framing takeoff cost?
Wall and sheathing areas start at $600. The full lumber breakdown starts at $1,500, quoted per project — most multifamily sets price higher. A written fixed quote comes back within 4 business hours either way. Full schedule on the takeoff pricing page.
Which tier do I need?
If you price framing by the square foot off your own production rates, Tier 1 is enough and it's what most subs ask for. If you need a material list your yard can quote, or you're checking a supplier's list against the drawings, that's Tier 2. Tell us which at quote time and we'll say if we think you've picked the wrong one.
Do you count shear wall hardware?
At Tier 1 shear walls are identified and located from the structural set, without hardware counts. At Tier 2 hold-downs, straps, hangers and clips are quantified by mark and floor against the shear wall schedule.
Is roof sheathing measured on the slope?
Yes — on the sloped surface, using the pitch from the roof plan and sections, not the plan footprint. Both tiers.
What drawings do you need?
Architectural plans and sections with the wall type legend, plus the structural set including shear wall and hardware schedules. Without the structural drawings we can measure areas but can't identify shear walls, and Tier 2 isn't possible at all. Send a link through the quote form.
What's excluded?
Pricing, unless you add price placeholders. Structural design, engineered member sizing and truss design are engineering scopes, not takeoffs. Mechanical and electrical entirely — SharpBid doesn't take off Divisions 21 through 28. Anything the drawings genuinely leave undetermined is listed on the assumptions page.
