Drywall takeoff checklist

A working list to run against a real set, in the order it's worth working in. Nothing here is exotic — but the jobs that go wrong usually go wrong on item three or item nine, not on the square footage.

Where do you start a drywall takeoff?

With the partition type legend, not the floor plan. Every wall gets a type mark before a single square foot is measured, because organizing by location instead of by assembly is what lets a shaftwall end up priced as a stud partition.

The legend or partition schedule is the spine of the whole takeoff. Pull it first and record, for each type: stud gauge and depth, spacing, board layers per side, board type, insulation, and fire and sound ratings. Everything after this is measuring areas against that list.

  • Record every partition type from the legend before measuring anything.
  • List the untagged walls. Most sets have some. They go on the assumptions page, not into the nearest type by guesswork.
  • Check the legend against the spec. Where the two disagree on board type or rating, that's an RFI, not a judgement call.

How do you handle board layers and framing?

Separately, always. A double-layer-both-sides partition carries four times the board of a single-layer-one-side wall and exactly the same framing. One blended square-foot rate over one area prices both wrong, and it's the most common reason a drywall bid is quietly off.

  • Board by layer, per side, per type — four separate quantities on a double-double wall.
  • Framing in lineal feet of wall by type, independent of board.
  • Finishing by the area actually taped, which is not always the same as the board area.
  • Board type recorded — Type X, Type C, abuse-resistant, moisture-resistant, glass-mat. Different material cost, sometimes different labour.

How do you get wall heights right?

From the sections and the reflected ceiling plans, never from the floor plan. Two identical plan lengths at different heights are different line items, and a wall carried to underside of deck above an open ceiling is a lot taller than the ceiling suggests.

  • Identify each termination condition: slab-to-slab, to underside of deck, to underside of structure, or dying off above the ceiling.
  • Separate the levels that differ. Ground floors, amenity levels and transfer levels routinely have different heights from the typical floor above.
  • Where the set contradicts itself, record both readings and the one you used.

What about head-of-wall and deflection?

This is where drywall bids are most often wrong, because the requirement isn't where a drywall estimator normally looks. Anticipated deflection, slotted track and slip-clip requirements are usually in the structural drawings and general notes, not on the architectural partition types.

  • Read the structural general notes before pricing top track. Every one of them, not just the sheet that looks relevant.
  • Count rated head-of-wall assemblies separately, in lineal feet — they carry firestop and their own detail.
  • Deflection track and slip clips get their own line, never averaged into standard top track.
  • Check the deflection criteria against the structure. A wall under a long-span steel deck moves differently from one under a concrete slab.

Which ratings do you need to record?

All of them, against the assembly rather than in a note at the end. Fire-resistance and sound ratings decide the assembly, and your qualification page needs to name exactly what you priced.

  • Fire-resistance ratings from the legend and the code plans.
  • Sound ratings, which often drive insulation and resilient channel that the plan doesn't show.
  • Smoke separations and area separations, which are not the same thing as a fire rating and don't always match.

Have you separated shaftwall?

Same square footage on plan, completely different assembly, roughly twice the labour. C-H studs and liner panel go up nothing like a stud partition. It hides in the ordinary places.

  • Elevator shafts, stair enclosures and service risers — check all three on every level.
  • Area separation walls between suites or occupancies, which use their own assembly.
  • Report shaftwall as its own line with the rating attached. Never in the same total as standard partitions.

Ceilings, bulkheads and soffits

The bulkhead is where the division-of-work argument happens, so it's worth being precise about both the quantity and whose scope it is.

  • GWB ceilings by type, in area.
  • Bulkheads and soffits as developed area — the vertical face and the horizontal underside both get measured, with the lineal run kept alongside for framing.
  • Suspended framing separately: furring, hat channel, resilient channel, Z-furring, in lineal feet.
  • Flag the interface with acoustic ceilings. Where a ceiling dies into a bulkhead, the framing falls to you or to the ceiling sub depending on the spec — and if both of you assume the other has it, somebody eats it. Insulation, trims and the small items that add up

Individually minor, collectively a real number, and the first things to disappear from a rushed takeoff.

  • Acoustic and thermal insulation by type and thickness, matched to the partition it sits in.
  • Acoustic sealant at wall perimeters in lineal feet — both sides where the assembly calls for it.
  • Corner bead, casing bead, L-bead and reveals by profile, taken from the details rather than assumed off wall length.
  • Control and expansion joints, which the spec often requires at spacings the drawings don't show.
  • Access panels by size and rating, from the details and the reflected ceiling plans.

Have you found the backing and blocking?

None of it is on a floor plan, and all of it is labour. This is the item most likely to be missing from a takeoff done quickly off the plans alone.

  • Interior elevations — the primary source. Read them all.
  • Washroom accessory schedule — grab bars, dispensers, mirrors.
  • Equipment schedule — anything wall-mounted or wall-supported.
  • Millwork drawings — casework and countertop supports.
  • Handrails and wall-mounted TVs, which turn up in elevations and nowhere else.

Level of finish, and the items that may not be yours

Two spec-driven questions to settle before you submit, both of which move real money.

  • Level of finish by area. Level 3, 4 and 5 are different rates, and Level 5 lives in the Division 09 spec rather than the finish schedule. Lobbies, feature walls and anything under raking light are the usual candidates.
  • Exterior sheathing. Glass-mat sheathing sits in Division 09 on some projects and with the framer or the envelope trade on others. Name the division, then include or exclude it deliberately.
  • Firestopping. Sometimes Division 07, sometimes yours. Check before assuming.

Before you submit

  • Does every area trace to a type mark? If a quantity can't be traced, it can't be defended.
  • Is the repetition logic visible? Which levels were measured, which were extended, and which differ.
  • Is the deduction rule written down, and applied identically everywhere?
  • Are the drawing conflicts listed with their sheet numbers?
  • Are exclusions itemized rather than covered by a blanket qualification?

That last page is what you attach to the bid, and it's what you'll be reading from in the scope meeting. It's worth as much as the quantities.
