The Ontario Building Code

Ontario has its own building code rather than adopting the national model directly. For a takeoff, the practical consequence is the same everywhere: rated assemblies and separations get recorded against each partition or ceiling type, with the rating attached, so your qualification page can name exactly what you priced.

MID-RISE WOOD-FRAME

Six-storey wood-frame is permitted

Mid-rise wood-frame up to six storeys is permitted in Ontario, and it brings the same leverage it brings anywhere: heavy typical-floor repetition above a ground floor, an amenity level and any transfer level that all differ. Measure the typical floor properly once, extend it visibly, and measure the exceptions on their own.

Concrete residential and mixed-use towers

Concrete mid-rise and high-rise residential is a large share of GTA work. Typical-floor repetition, shaftwall at cores and service risers, and head-of-wall deflection against a slab that will move are the conditions that decide an interiors bid on these sets.

The largest construction market in Canada

The GTA being Canada's biggest market cuts both ways. There is more work to bid than any one estimator can price properly, and there are more bidders on each job — so the bid you rushed is competing against ones that weren't. You're in Vancouver — how does the time difference work?
In your favour, mostly. We work Pacific time and deliver to your deadline. A set that lands at 2 p.m. Eastern arrives here at 11 a.m. with a full working day ahead of it, and anything promised for your morning is finished the evening before. If your bid closes at 2 p.m. Eastern, that's the date on the quote.
Do you know the Ontario Building Code?
For takeoff purposes. Ontario has its own building code, and what that means for a quantity document is that rated assemblies and separations get recorded against each type with the rating attached, so your qualification page can name what you priced. Code interpretation and compliance review belong to the design team, not to a takeoff.
Are quantities metric or imperial?
Whichever you bid in. Commercial and institutional sets in Canada are commonly metric while residential work is often imperial. Tell us which you price with and the workbook arrives in those units, or with both columns.
Do you work on CCDC contracts?
Yes — CCDC contract forms are standard across Canadian construction. A takeoff is a quantity document rather than a contractual one, but the assumptions and exclusions page is written so it can be attached to your bid and defended in a scope meeting.
How do I send drawings from a plan room?
Download the set and send a link, or send the plan room invitation directly — Dropbox, Google Drive, WeTransfer, BuildingConnected, BidCentral, SmartBid and GC-hosted plan rooms all work. If the set is login-only, give us access and we'll pull it. Client drawings are never shared.
Can you keep up with GTA bid volume?
That's the case retainers are built for. Retainers start at $1,500 a month and include a set number of takeoffs plus priority in the queue, which in a busy week is the difference between submitting three bids and submitting two. One-off work is welcome as well, and same-day rush is +50%.
Is there an out-of-province surcharge?
No. There's no travel, so there's nothing to charge for. Single-trade finish takeoffs and acoustic ceilings start at $450, concrete at $500, misc metals and roofing and envelope and framing wall areas at $600, glazing at $900 — the same in Ontario as anywhere else.
